The annuity allows to the borrower to reimburse with the instalment every month the loan and interests at the same time. It means that the lender receives a part of his loan (amortisation) and a part of interest with every monthly instalment (the first payment must be performed a month after the outflow). Once a part is reimbursed by the borrower, it will no longer carry interest, only the outstanding amount continues to carry interest. Although the sum of the payment always remains the same, the ratio of amortisation to interest changes.
